Repainting a central villa roof without spreading lead
Assume the old paint may contain lead until tested. Corrugated iron roofs on the villas and workers' cottages of Grey Lynn, Ponsonby, Mt Eden and Herne Bay can carry many coats, and flaking layers that are blasted off scatter chips over gardens, paths and neighbours' sections. Wet preparation and careful collection of loose paint are the preferred approach; burning paint off is not acceptable.
Preparation on these roofs is detailed work: wire-brushing rust at laps and nail holes, refixing or replacing loose screws, checking flashings around chimneys and dormers, then priming bare metal before top coats. Steep villa pitches and high ridges also make edge protection a real requirement on WorkSafe's advice.
Much of the inner isthmus falls within the Special Character Areas Overlay. Repainting is maintenance, but re-roofing a character house in another material or sheet profile is a different matter, so check before proposing anything beyond paint. Houses individually scheduled as heritage places carry their own controls on top of the overlay and need checking separately.
Scaffold, soakage and tight streets on isthmus jobs
Logistics shape central roof jobs as much as paint. Houses close to the footpath on narrow streets may need scaffold that stands in the road corridor, and Auckland Transport requires a corridor access request for that. Little off-street parking means materials, compressors and waste bins all need a plan before the start date is set.
Where the water goes is the other central question. Around Mt Eden and Epsom a lot of houses rely on soakages in the basalt for roof water, so detergent, moss killer and paint residue from the prep wash would end up in groundwater. Council advice treats soakages as part of the stormwater network that cleaning water must stay out of, so downpipes need blocking or diverting during the wash.
Harbour-facing roofs at Herne Bay, St Marys Bay and along the Ōrākei to St Heliers waterfront also take salt that suits a marine-grade system. Ask a central painter how lead risk will be checked and managed, who arranges scaffold and any corridor permit, how runoff is kept out of drains or soakage, and which paint system and warranty are offered.
