Which East Auckland roofs are worth repainting?
Mostly the concrete tile, decramastic and older iron roofs on the 1960s and 1970s homes of Pakuranga, Howick and the bays, plus 1990s tile roofs on Botany's townhouses. Recent pre-finished steel roofs in Flat Bush rarely need paint yet; on those, the roofing maker's care and warranty conditions come first, and an early recoat can be a waste of money.
Tile roofs of the older suburbs typically arrive at the painter faded, mossy and shedding granules. The job is mainly preparation: killing growth, cleaning, replacing cracked or slipped tiles and repointing ridges before a primer and top coats. A quote that skips straight to colour is skipping the part that decides how long the coating lasts.
Decramastic roofs need a specific conversation. Some older decramastic tiles contain asbestos, and WorkSafe cautions against blasting such roofs with high-pressure water. Ask whether the roof will be tested or cleaned at low pressure, and how loose chip will be collected rather than washed into the garden.
Wind, salt and tank water on the coastal fringe
From Bucklands Beach and Cockle Bay out to Beachlands and Maraetai, roofs face onshore wind and salt from the Tāmaki Strait. That speeds corrosion at iron laps, fixings and flashings, and it makes spray days harder to find, because breezy conditions carry overspray onto cars, boats and neighbouring houses. A coastal job often needs more patience with the weather than an inland one.
If a property collects drinking water from its roof, the paint system must be one its maker states is suitable for that use, and the tank should be disconnected through cleaning, painting and curing until the roof has been flushed. Ask the painter to confirm both points in writing.
A few bay homes stand on low cliffs in council-mapped coastal hazard zones, limiting where scaffold or ladders can go on the seaward side. Two-storey townhouses on small lots add their own access problems, and every roof edge calls for fall protection under WorkSafe guidance.
Prep water from these roofs runs a short distance to beaches and the estuary, so Auckland Council's stormwater guidance matters here. Useful questions: how runoff will be kept from sumps, which primer suits salt-affected iron, and how many top coats are included.
